Our ongoing commitment to your safety post-Grenfell Tower inquiry

Seven years after the devastating events of the Grenfell Tower fire, the second phase of the inquiry report was released earlier this month. It sets out the causes of the tragedy and makes a series of recommendations that will help improve fire safety rules. We are strongly committed to following these new guidelines to ensure we are doing everything possible to keep you safe.

I want to take this opportunity to emphasise that your safety has, and always will, remain our top priority. Please take a look at my full statement, which shares more on the safety measures that have been put in place to protect you.

Also, I would like to urge you to contact us if you have any questions or concerns about fire safety in your home and take a look at our guidance on how to reduce the risks and what to do in case of a fire.

Where could your next opportunity take you?

Every autumn, no matter how long it has been since leaving school, feels like the start of a new year - a chance for a fresh beginning. This may include securing a new job, taking the plunge with a change of career, starting your own business, or improving your skills.

Our Jobs & Training team offers a personalised, friendly service designed to help you achieve your career goals. Whether you need guidance with CV writing, advice on effective job search strategies and interview preparation, or finding the right opportunities, our team is here to support you. We also provide guidance on starting your own business, building confidence, and accessing accredited training and apprenticeship programmes. Find out how we can help you tread a new and rewarding path.

As temperatures drop, stay gas safe

Even if your central heating hasn't been turned on yet, your boiler and other gas appliances still require their annual check to ensure they are operating safely and efficiently. These checks remain crucial in preventing potentially dangerous issues, and as the colder months approach, ensuring your heating system is ready becomes even more vital.

I want to say a huge thank you to everyone who has already had a gas safety check this year. We truly appreciate your commitment to safety and know that you are working with us and our contractors to ensure appointments are completed on time. It forms a crucial part in ensuring the safety of your home and community.

Please continue to keep an eye out for your annual appointment letter, typically sent around 10 months after your last check. Our registered, gas safety contractors (Smith & Byford, Swale Heating, Robert Heath and Sure Maintenance) provide free, simple, and quick (usually just 20 minutes) checks to keep you, your neighbours, and your home safe. Please note that shared owners are responsible for their own gas safety checks - find your local gas contractor.

Find out more, including gas safety advice, details about your appointment, and what to do if you smell gas or suspect a gas or carbon monoxide leak. Also, do check out our simple ways you can winter-proof your home.

How we’re keeping your home well maintained

As part of our regular feature where we shine the spotlight on one of our Clarion Commitments, this month we focus on our commitment to keeping your home well maintained, not just during the chillier months but all year round.

I know that when it comes to repairs, a great customer experience you can trust is essential. Our aim is to get your repair completed promptly and to a high standard, whilst causing minimal disruption to your day.

To make things as smooth as possible, On My Way is our real-time messaging service that enables you to track your repair operative on the day of your appointment. Take a look at our guidance on our repair appointments process, including submitting feedback. I really encourage you to share your thoughts around how your appointment went this way, as it helps us learn and shape our services going forward.

Book and manage your repair online

Don’t forget that the best way to book and manage a repair is with your online account. We have designed it to be as flexible as possible, including enabling you to change or cancel your appointment if something comes up.

Available 24/7, it only takes a few taps and will save you a phone call. Find out more.

Returning to Clarion Commitments, I want to take this opportunity to highlight a series of short videos we have created that outline our commitments to you, and your responsibilities as a resident across key areas. Please look out for them dotted around our website or take a look at the Introducing our services and working together commitment video below.

Have peace of mind with a Direct Debit

On our website you will find a whole host of secure ways to pay. However, the easiest option for regular payments is by setting up a Direct Debit, which gifts you peace of mind that everything is being taken care of automatically. It also means you will never miss a payment and can keep a better eye on your finances by planning your outgoings.

Are your benefits changing?

Please remember that if you ever need any guidance when it comes to managing your money, we are here to help. This also includes support with benefits.

With the rules often changing, it can be difficult to keep up with what you are entitled to. Currently, and continuing until the end of next year, many benefit claimants will have to claim Universal Credit. You will know when this happens to you because you will receive a letter from the DWP. Please do not ignore this letter - we have a team of Welfare Benefits Advisers who can offer guidance if you have any questions.

Furthermore, we know that changes to the Winter Fuel Payment eligibility may be causing worry for people whose budgets are already stretched. If you are struggling, please talk to us. Our money guidance section also offers an abundance of tips and guidance, not just with benefits but managing debt, making smart savings on your utility bills and budgeting.

I also want to mention that if you are over State Pension age, you might be able to claim Pension Credit to boost your income. Check your eligibility.

Think Neighbour

We want all our residents to enjoy living in their home in comfort and peace. Our Think Neighbour noise campaign aims to show how small actions to reduce noise can make a big difference to your neighbours. Discover more.

And finally...

We are pleased to present our latest Residents’ Annual Report 2023-24, which highlights our performance over the year. It includes the improvements we have made to ensure you receive the best quality services possible, how we are investing in homes to make them comfortable, safe, and fit for the future, and how we are championing you and your community to make a positive difference.
